We are on a mission to establish Hull's first community-owned and community-run pub! Rather than channeling profits to pub conglomerates, we envision a pub where earnings reinvest into the business, transforming it into a thriving hub for the community.
This is your chance to acquire shares, become a member of the Society, and join hands to re-open The New Clarence.
The New Clarence shut its doors in June 2023, and it's not just any pub—it's Hull's only designated Asset of Community Value (ACV). Nestled in Hull's theatre quarter, its bar and function room served as a vital meeting place for numerous community groups.
The Hull Community Pub Society took ownership of the building in February 2025 and the next stage of the project begins - to undertake a complete renovation of the building.
We've devised a robust business plan to ensure the pub thrives under community ownership. With no rent, potential discounts on business rates, and the freedom to choose sustainable, local suppliers, The New Clarence will be truly liberated.
Drawing inspiration from successful community pubs and with their invaluable guidance, we've meticulously crafted a business plan, analysed, and approved by community pub specialists.
So far we have secured the pub's freehold using funds raised through grants and this share sale. Every share purchaser—individuals and businesses—becomes a member of our Society and a part-owner of the pub, gaining a say in its operation.
We are committed to renovating the entire building to meet all planning and building regulations, prioritising sustainability to help reduce the buildings impact on the environment. We are also seeking funding to install a lift and disabled toilet in order that everyone feels welcome and can get into our improved function room.
The New Clarence is a big old bus of a building with single glazed windows, virtually no insulation in the walls and roof with a primary source of energy being gas.
We have had an energy audit done and we think it will be possible to reduce the amount of energy used by the building by 50% if we install secondary glazing and insulate the walls and roof space. We could also reduce the amount of carbon used by installing heat panels and a air source heat pump.
These measures will have the additional benefit of reducing the running costs of the pub making it more financially as well as environmentally sustainable.
All of this costs money though. So we have reopened the share issue to tray and raise an additional £50k to enable us to undertake the de-carbonization work.
The attached share offer document provides more project details, introduces the leading team, and outlines the plan to buy, renovate, and reopen The New Clarence.
