Aim

195 New Homes on Green Belt on Shenley Hill - the threat is back, we need to unite again to protect Radlett’s green soul from concrete plans

Update December 2025

The Fight for Radlett's Green Soul Continues

Just a few months ago, our community stood together and successfully defeated the proposal by Fairfax Acquisitions Ltd to build 195 houses on our cherished Green Belt land on Shenley Hill.

Unfortunately, this unwanted attack on our Green Belt is back. Fairfax Acquisitions has lodged an appeal (Reference: APP/N1920/W/25/3374962), attempting to overturn the council's democratic decision.

The developer’s appeal changes nothing. It is still a bad deal for Radlett. The reasons for rejecting this plan have been upheld time and time again, yet this same proposal keeps returning. We must once more stand together as a community, to protect our community.

New Evidence: The True Cost of Construction Exposed

A detailed analysis by a long-term resident and construction industry expert, highlighted at the previous appeal, the catastrophic and unacknowledged impact of this project. His findings reveal:

  • Inevitable Traffic Gridlock: Shenley Hill, a narrow 5.4-metre-wide road, cannot handle the 3-metre-wide, 16-wheel tipper lorries required. A single lorry entering or exiting the site would block the entire road.
  • Over 7,000 Lorry Journeys: The removal of soil and materials alone will require a minimum of 7,000 lorry loads. This is before the "endless stream" of further deliveries for machinery and building supplies.
  • Daily Disruption and Danger: This project would bring constant road blockages, dangerous mud deposits, and lorries queuing on Shenley Hill from before 8am, causing severe impacts on air pollution, noise, and safety.

Our Community is United

We are thrilled to announce that our fight has been strengthened by the incredible support of our allies. Aldenham Parish Council and The Radlett Society and Green Belt Association have formally joined our cause, generously agreeing to make significant contributions towards the legal costs required to fight this appeal. Their support sends a powerful message that Radlett is united against this development.

A Call for Funds: We Still Need Your Help

While this collaboration provides a powerful head start, a robust legal challenge is incredibly expensive. To ensure our community has the best possible expert representation, we need to once again raise funds. Your contribution, no matter the size, will be crucial.

What We Must Do Now

Fund Our Defence: Please consider donating to our new campaign fund. Every pound goes directly towards the legal costs needed to fight this appeal. We have already raised a lot of funds, but more is needed at this stage. The target will be raised to £15,000.
Voice Your Objection (Again): It is vital that the Planning Inspectorate hears from you directly. A fresh wave of opposition demonstrates the unwavering resolve of our community.
  • Submit online: https://acp.planninginspectorate.gov.uk
  • Quote Reference: You MUST quote the appeal reference: APP/N1920/W/25/3374962           (it is the last 7 numbers you need).
  • Deadline: All comments must be submitted before 16th December 2025.

Let’s show them once more that the people of Radlett will not stand by while our Green Belt is destroyed for profit.

The story so far... this is why we started this page...

Together, We Stand to Protect Radlett’s Green Soul

We need to raise funds to stop developers building 195 homes on Green Belt Land on Shenley Hill. If this is approved it will affect everyone in Radlett. This application has been rejected multiple times, but the developers have persuaded the Council to rehear the application on 18th September, even though the planning committee rejected it outright on 26th June.

Radlett is more than just a town — it’s a community, a home, and a place where nature still thrives. Many of us have grown up here, raised families here, and found peace in the green spaces that surround us. One of those spaces — a beautiful field where foxes, rabbits, and deer roam freely — is now under threat.

This plan, having been rejected many times, keeps returning, driven by profit rather than the needs of our community or the wellbeing of our environment.

This field is not just land — it’s part of Radlett’s identity. Losing it would mean losing a piece of what makes Radlett special.

Why We Are Fundraising

We are raising funds to cover legal costs for advice and representation from a Planning Barrister with a view to stopping the proposed development. The funds are crucial to challenge the application through the appropriate legal and planning channels. Your donation will help us save our Green Belt

Your contribution will help us:

  • Instruct a barrister to provide expert legal guidance.
  • Ensure our councillors understand the legal implications and options.
  • Prepare a strong, community-backed case against the development.

All donations and spending will be made fully transparent.
I’m pleased to share that Warwick Thresher has volunteered to act as an administrator on this project. With two people overseeing the process, we are committed to ensuring probity, accountability, and trust throughout.

FYI

1. There is no change since June 26th

2. The Planning Inspectorate has made it clear the land is Green Belt. 3.

The Dr’s Surgery and the Health Authority have withdrawn their support to use the Medical centre - this is no longer a benefit.

4. The application meets the minimum 50% affordable homes required but not the requirement for Social Rent accommodation.

5. The applicant’s reports should not override the the Local Authority findings or the Planning Inspectorate on planning balance.

6. There is no change to the planning balance being against development.

7. Highways installed a motorway crash barrier fronting the site for good reason. The location is too dangerous to propose a T-junction for over 400 vehicles/day
