Aim

SMART is securing St Mawes’ future with affordable homes for local people, helping keep our village vibrant year-round.

Securing the Future of St Mawes

Following a year of work, public consultations, and community input, this project has emerged as the most important step in reversing local decline.

With strong backing from the Parish Council, Cornwall Council, local representatives, and the school, the plan is to deliver:

-15–17 affordable homes PRIMARILY for local families  

-100% community-led housing, protected for future generations 

- A development that supports local trades and businesses 

- Increased pupil numbers to help sustain our village school

Why does it matter?

The decline of our local community is due, in part, to the lack of housing available for local families. There are 40 families registered on Homechoice as in need of affordable housing in the Parish and only 16 affordable homes have been built in the past 16 years. Very few local families can find a home in the Parish.

With planning targeted for 2026 and total costs estimated at £3.5 million, funding will come from a combination of public support and community donations.

Phase One will focus on developing the essential site infrastructure and delivering two show homes. To demonstrate the strength of community-led support and help unlock this first phase, we need to raise £80,000 by local donations. Beyond Phase One, we anticipate funding subsequent stages through a combination of income from affordable home sales and, where appropriate, short-term borrowing.
