9th May 2025Conveyancing issue resolved
Things have been quiet whilst we push through the legal work required to purchase this site, but I would like to personally appologise for not providing more updates through this process. The news is good, things are now once again moving forwards, but I would like to provide a bit of backstory as to the cause of hold up.
Our solicitors noticed an issue with the land which we have never experienced before. The land was advertised as coming with all rights "in hand", meaning all fishing and shooting rights would be ours and ours alone, therefore nobody could be turning up on the land with guns without our permission.
To our surprise this turned out to not be the case, and some rights were registered on the title for the land which would have allowed somebody to shoot birds, rabbits, and more worryingly "etc", which could even include the beavers living on the land! Of course we had to resolve this situation before purchasing the land, but all we had was a name, and nobody knew how to get in touch with this person.
It took some time, but the local community pulled through. One of the neighbours knew somebody, who knew somebody, who knew somebody, but eventually we got an email address, then spoke on the phone, and now today we met in the field.
Thankfully they are incredibly supportive of our goals for this woodland/wetland, and we have agreed on a path forwards. We managed to agree a new access agreement which removes the ability to shoot or harm any of the wildlife we want to protect on this land.
The solicitors are now back in action doing what they do best, so we will hopefully have more updates coming in thick and fast over the next few months. The Himalayan Balsam has already started popping up so we are eager to get this purchase finalized.
