Aim

To oppose speculative applications for housing developments in rural areas around Market Bosworth that are not in the neighbourhood plan.


Most residents or people associated with our beautiful and rural historic settlement, will be aware of the unrelenting efforts by developers to build more houses in the area.

Our Neighbourhood Plan established a housing need to 2026 for 100 new dwellings, this target has been exceeded. The Neighbourhood Plan is being modified and will soon open to consultation. This establishes a need for additional housing to 2039 on the designated site to the South of Station Road (behind Industrial Estate) which has community and local authority support. 

Market Bosworth residents are not opposed to more housing development, but they are opposed to this housing development. The Neighbourhood Plan positively supports development of more housing, including affordable housing, it is careful not to undermine the character and rural feel of our small town. It allocates a site for development of another 100+ houses south of Station Road.

HOWEVER – speculative developers are quick to seize opportunities to develop greenfield sites irrespective of the detriment to the landscape, character or holistic impact on the community.

Gladman Development Ltd in 2020 applied for 90 houses on the west (Cemetery side) of Shenton Lane bordering the Gated Road. Outcome refused.

In 2021 they resubmitted - same development - slightly amended plans. Outcome refused.

Despite the refusal reasons identifying the unsuitability of Shenton Lane for development, in 2022 Gladman applied for 125 dwellings on the opposite side of Shenton Lane (allotments side). There were over 400 local objections or comments raised to the Gladman proposals. Before the Plan could go to committee, Gladman lodged an appeal on technical grounds of non-determination. This appeal will take place over 6 days, commencing on July 25th.

THE BATTLE IS NOT OVER

The Parish Council have been granted Rule 6 status to formally present a case, embracing a wide range of community objections.  This will be in addition to the Borough Council case. This will require a Planning Barrister with relevant experience to present our case.

Gladman Developments is well known for its substantive investment in legal teams to fight Appeals. This is therefore a crucial time for Market Bosworth, to combat the Power of this aggressive company (now part of Barratt Homes).

To Cover the Cost of the Barrister our Community and Friends are aiming to raise £25,000 by the 22nd May to add to the funds provided by the Parish Council. 

Our plan is to do this through Crowd Funding through this site.

Please help us and our community fight for the survival of our rural community, valued by residents and visitors, before it is overrun by more traffic, schools constantly building into their playing fields to provide for local children, and our GP and Dental Practices are overwhelmed with demand.  These will be rendered unsustainable by developers who fail to grasp the impact of their actions.

However much or little you can give will be much appreciated, and donations can be made anonymously. We know from other communities like ours, that this amount IS more than achievable. 

Please note that the Crowd Fund Platform will take a very small percentage of funds raised.

The Funds will be transferred into Market Bosworth CIC (Community Interest Company) which is a social enterprise, with a remit to support community activity in Market Bosworth. Due to the structure of the company, all funds raised MUST be used to benefit the local community. If we raise more than required for this activity it will be used to support the inevitable future speculative applications. 

For legal reasons, Market Bosworth CIC will  pay the Barrister or other expert witnesses engaged via the Parish Council.
