Renovation and Cultural Development Proposal

Set within a Grade II listed former military hospital dating back to 1799, this ambitious renovation project will restore life and purpose to an extraordinary historic building. The venue has remained empty and derelict for more than 25 years, and this project represents a rare opportunity to preserve a significant piece of heritage while creating a vibrant new cultural destination for the community.

Through careful restoration and thoughtful redevelopment, the building will be transformed into a dynamic venue that celebrates heritage, craftsmanship, creativity, and entertainment. The project will combine historical preservation with modern functionality, ensuring that the character and integrity of the original architecture are respected while the building is adapted for contemporary use.

Use of Funding

The funding raised will be directed toward several key areas essential to restoring the building and making it fully accessible, sustainable, and operational.

One of the most significant investments will be the installation of a fully accessible disabled lift. As the building spans multiple levels, this lift will ensure that the venue is inclusive and accessible to all visitors, performers, and staff, regardless of mobility requirements. Accessibility is a fundamental priority of the project and will allow the historic venue to be enjoyed by the widest possible audience.

The second major investment will focus on the installation of an innovative plumbing and heating system. This system will capture and utilize the otherwise wasted heat generated during the brewing process. The heat will be stored within a thermal storage system, allowing it to be reused within the brewing operation or redistributed throughout the building for heating. This approach not only reduces energy waste but also demonstrates a strong commitment to sustainable and environmentally responsible building practices.

Another important element of the restoration will be the reinstatement of approximately 200 square meters of missing Georgian paneling, alongside the careful cleaning and conservation of around 1,000 square meters of historic brickwork. These works will restore the architectural beauty and authenticity of the building whilst preserving its historic character for future generations.

Finally, the venue will be equipped with a universal professional sound system designed to support a wide range of musical performances. The system will be suitable for both large professional bands and emerging grassroots performers who may not have their own equipment or technical experience. This inclusive approach will allow the venue to nurture new talent while hosting established artists.

This remarkable venue will offer a rare and exciting union of heritage, craftsmanship, and contemporary culture. Within its historic walls will be a vibrant live music venue alongside the acclaimed Copper Street Brewery, home to its award-winning ales. Here, carefully crafted beer will meet a thriving creative community, bringing together music, performance, and social experiences in one inspiring setting.

An in-house catering team will provide a diverse range of dining options, allowing the venue to host everything from casual gatherings to formal dining experiences. The food offering will be flexible and adaptable to suit events of varying scales and styles.

Beyond the brewery and music venue, the building will also house a range of creative and cultural spaces. These will include artist studios, an elegant exhibition space available for hire, and a grand banqueting hall designed for exceptional gatherings.

The venue will be ideally suited for weddings, conferences, private celebrations, art and fashion shows, corporate events, and end-of-year showcases. Its striking architecture, historic character, and atmospheric interiors will create a unique setting that combine elegance, creativity, and cultural significance.
