by 16th Century Village Property in Horndon On The Hill, England, United Kingdom

I already pop up as Cake on the Hill and it’s fantastic seeing all Villagers havingsomewhere to meet and chat and feel safe- see my Facebook page and promotions. Myself and one other villager have a vision and passion to rejuvenate an old high street building into a village meeting, safe, happy place for locals to meet daily 7 days a week to catch up, chat, mingle, make friends, never be lonely and always feel safe and have someone to talk to. To also be a place where villagers, with ill health, mental illness or disabilities along with healthy, wealthy villagers can all mix and mingle and discuss to their hearts desire village issues, personal issues, innovations and passions and offer guidance and assistance to each other; all to rejuvenate village daily life. The Village currently has 2 pubs 1 being a gourmet pub and hotel, both offering food but in a pub environment and a shop and post office and butchers & art shop and doctors. The shop having just been taken over (where villagers were hoping it would be changed/updated into some meeting place or coffee/tea room but alas the village shop remains just a shop, however still a meeting place early am daily for retired villagers to walk to for their paper and chat but not for long.

The passion is to purchase this property and turn the entire building into a Tea Room with home made fresh daily reduced priced food, made by our own fair hands fresh daily, along with a room offering home made foods for purchase, in addition to a Bed and Breakfast offering upstairs for Village tourists .The Village is already in the AA guide due to our local pub the Bell Inn in Horndon on the Hill and we have many a tourist visit from across the Globe as we are a 16th Century quaint village with a ~Woolmarket and lovely Church, along with some good walks. We also see many a cyclist rushing thru and around the village - so this would be a place for them to gather and pit stop even for an over night competitive stay. We would set up a not for profit organization for this project and myself and one other would devote all our time to making this work.

My colleague runs her partners building business so not only does she have the accounting / managing skills but the ability to convert the building competitively via her partners own business. I work for AON in London, however, hold a hygiene cert and have catered for other 20 years as a hobby as I love to cook, having had/run my own catering business and sandwich bars over the years and catered for weddings and funerals; another thing we would like to cater for is purely locals funerals offering the venue free of charge as a contribution and seal of their dedication to the village - we truly want to give something back to the village. My insurance sector experience will greatly assist us too, as many years as risk manager and Lloyd's broker my knowledge is extensive in protecting our assets.

We both personally just do not have the funds to support this project but would happily devote 100% of our time, if we could raise the funds and a business plan can be supplied which is being drafted currently.

This kind of meeting place, will assist people from all walks of life and we value INCLUSION but in addition the building cannot be sold as it has been up for sale for over a year and it is in the main village high street, which is sad to see it empty and not in use, plus although limitations will have to remain within building regulations for 16th century village etc and licences will have to be obtained we have established it may well have been a Freehouse many years back but we can confirm once we have the final results; this would mean a rejuvenating a listed building potentially but the licences to sell are in force.

May add a micro brewery in the outhouse building where people can have a quiet drink in basic yet stylish surroundings viewing the garden.

We would allow regular daily input and assistance from villagers to ensure they felt this was their own village meeting place.

It would also add value to the Village in the AA Guide etc  - Jobs will be given to villagers firstly.

The property is up for sale for 670k and has been up for sale for around 1.5 years and educed in price over this time. All investors, who contribute 100k plus would be given shares in the Company and its assets will remain the property of the Company.

Many tradesmen live in the village thus we would use only Village tradesmen for the renovation works plus my husband is a project manager in London for a large construction M&E company, so he would manage the project with me.
