Hi, I am the owner of Pawpounders Dog Day Care Centre which has been established for 12 years and is rated 5-star by DEFRA for being at the top of our industry, which is a great base to work from and proof of our understanding within the dog world.
Four years ago we decided to open a "off lead exercise park" on 12 acres of land next to our current day care centre, as we noticed how many people found that taking their dog a walk was, at times, quite stressful.
This had surprised us as we always thought that it would be an ideal time to relax and enjoy the fresh air with your dog.
The problem is that most public parks have become "lead only".
The councils have brought this out so dog aggression can be stopped and dog waste is not just left in parks - this is fully understandable due to reduced funding for park wardens.
The knock-on problem is that now, dogs are just not getting enough exercise.
Dogs do 17 times more exercise off lead, running around and exploring so we fully fenced our 12 acres and created 3 separate exercise fields put a private secure carpark in, added CCTV a digital gate entry system and set up an online booking system.
There are waste bins in each field, fresh piped water, landscaped walkways, a toilet and a coin-operated dog shower.
We obtained planning permission as its its within the Green Belt, we have had it zero rated from the Valuation Office and had the entrance approved by the Highways Department.
Three years later, we have now created an amazingly profitable business that require very minimal time actually working there as fully automated, over 400 clients who love it and it is at around 95% occupancy, during Covid 19 it became 100% booked and people started complaining as we could not keep up with demand.
Now in the 2nd Lockdown its fully booked again and we have decided to take it to the British Franchise Association and get approved but also to try and purchase some land our selves and set up several other parks. So we need to raise money for this opportunity.
The return on money is extremely good with our current park turning over £85,000 this year and its running costs being only £18,000 so very profitable, we have signed a lease on this land for 7 years and we know we can increase that sales revenue to around £105,000 in the next 2 years. Purchasing land like this would be between £80,000- £120,000 and in comparison to the "Buy to Let" housing market which work on yields of 6%-9% its a much better investment as as you can see on our one park in the next 7 years we stand to make around £500,000 profit. We are by far the furthest afield in this market and have our name Trademarked and are halfway through getting accreditation to the BFA which is costly but we think very worth while as its the only Franchise Association in the World where you must meet certain criteria which would give potential Franchisees much more confidence in. buying from us.

We want to raise money to protect the business by setting up 2/3 more parks around the West Midlands so we can take this and roll it out over the UK creating we believe around 500 individual parks. When you look at the evidence of whether their is a market for this its huge with a recent Government survey of dog owners saying 47% do not enjoy taking their dog for a walk any longer and 16 % stating they do not even take their dog for a walk and now the UKs dog population has reached 10,000,000.
On another positive front, our parks are Carbon Zero rated, the natural wildlife has returned with wildflowers, the long grass in sections has brought field mice which in return has the Buzzards back. Furthermore, more bees have been using the fields.
Our approved Highways entrance has slowed the road and therefore less accidents down what was a dangerous road. The Council are very happy as its taken pressure off their own public parks. Our landlord is delighted as his land has increased in value. Clients can exercise their dog in a safe environment that abides with all Covid 19 rules which no doubt is going to continue to play a part in our future way of life. All the dogs love it and this will help them live happier healthier lives and reduce bog behavioural issues which are on the rise around the UK. There has been a rise over the last 9-10 months of dog ownership and mainly from households who have never been dog owners before who are very reluctant to let their puppies or rescue dogs off lead in a park for fear of losing them. The current public parks are full of distractions, dog theft is on the rise and parks are not going to change in the future as Local Councils have huge pressure financially to provide much more vital services to the public, especially since Covid 19. Dog ownership may not rise much further but will continue to stay at these levels as people are living longer, their are more single households, there is a larger Gay community, people feel they will be healthier owning a dog as it gets them out in the fresh air.
We are looking to raise £200,000 which will set up 3 parks and also get us through the BFA criteria so able to professionally franchise our business. There is also other parts of our business that will benefit as we want the best uk Dog website which will help the Day Care Centre, we also do Dog Boarding, Dot training so it will boost all these services so we are the leader in the uk. Its very important that you do not rely on one income so this will diversify our income streams giving us more security for the future. We are currently streaming live each day on our Pawpounders facebook and we are aiming to create an educational video each day for around 25 mins thats very funny with some characters in it with bizarre accents commentating on the other dogs which will hopefully give new dog owners a better guide to providing a good life for their dogs.
We have so far in the last 12 years offered work placements to all local schools and several special schools, completed 6 apprenticeships, have the 2 Animal Universities use us for work experience, helped various local charities, helped ex Military personnel who were badly disabled get into another career and have for the last year been the Assessor for Dogs In Hospitals which is now proving such a success its being rolled out over more Hospitals. We have been featured on the Local and National BBC, I have been on local Radio talking about dog behaviour and featured in Dogs Monthly advising on Day Care we are a member of the Pet Industry Federation, Federation of Small Business and in the Quality Franchise Association.
We do think this is an amazing opportunity both financially but also for doing some good in the world which is so needed and think we can just about scrape through our selves without help.
