🚨 URGENT COMMUNITY ACTION NEEDED 🚨

We hope the Gladman application doesn’t get approved. However, if it does, we must have a strong Plan B in place.

🏡 Key Update: David Wilson Homes (DwH) has made it clear that they intend to retain ownership of key areas of the park—particularly the main public space that would connect the two sites. This is the very land they plan to cut through with a road.

🔎 Why This Matters:

  • This land is clearly within the Rosewood boundary on all marketing materials, planning applications, and site plans.
  • It accounts for over a third of the total "open public space" at Rosewood.
  • If a road is built, the area loses all amenity value, completely altering the character of the development.

⚖️ Legal Action:
We have taken initial legal advice, and the feedback is clear: there is a strong case for misrepresentation and potential <b>mis selling</b> of properties. This could be challenged legally.

🔹 Next Steps:

  • Engage a King’s Counsel (KC) to review the case and provide a formal legal opinion.
  • If viable, seek a High Court injunction to prevent construction of the access road.
  • Estimated legal costs: Up to £10,000 (approx. £40 per freehold property if all participate).
  • If further action is required, full court proceedings could cost £300,000 (approx. £900 per property if we were to lose).

💰 Our Goal:
To make this development financially unviable for the Barratt Group (owners of Gladman & DwH). If we take legal action and win, they would likely have to:
✔️ Pay compensation to residents for breach of contract
✔️ Hand over full ownership of public spaces as originally planned
✔️ Prevent any future sale of the land for road development
