Little Ships will...
- ...show how at least 750,000 homes can be built on under utilised publicly owned land in the UK's towns and cities.
- ...not make private profit. We are a social enterprise property development company. Surplus money will be re-invested in doing further projects or increasing the proportion of affordable homes.
- ...help boost a local economy by employing local Small & Medium Enterprise businesses to build these new homes, including builders, suppliers and consultants
We will build the percentage of affordable homes required by a local authority as a minimum on the sites we acquire. We will not build on the countryside, but we will be green, beautiful and where possible (part) factory built for the best quality.
Many of our projects are not profitable enough for most normal property developers. 10 homes is the average size of one of our projects, but we will not need government money to make our schemes viable. We are still a business that must make money, the only difference is that our profits get re-invested in doing more and better homes.
Many and smaller projects spreads the burden of population growth in a town or city without creating hot-spots of people and traffic that developments of big blocks flats do.
The Little Ships sites will help public bodies with staff retention via Tied Homes for key workers, giving the public body the chance to receive an income from the land they 'sell', instead of a one off cash sum which may get taken by Government.
