LATCH is a bold and unique intervention in Llanelli town centre. Set near the Eastgate development, LATCH is a mixed-use development that offers low cost space for start-up businesses, meeting rooms, a coffee shop and a Yoga studio. The scheme is also home to the highly acclaimed Restaurant and a rooftop Bar incorporating a half covered outdoor terrace adorned with fairy lights and wood burning stoves. The scheme, constructed entirely out of shipping containers, which offers a very low cost, efficient and flexible building solution for the site.
LATCH is led by Justin Rees, who has never run a business himself, he has worked at several Industries throughout his career. As such Justin Rees has gained an in-depth knowledge of managing and promoting a business including the operations side (e.g., running day-to-day operations) and the business management side (e.g. staffing, marketing, etc.). A similar project in Sheffield called Krynkl has had more enquiries and more coverage than any other property we are currently dealing with. It has had more interest than a lot of them combined. It has caught people’s imagination because it is interesting, it is different, and it’s very now.
The revolving door policy will lead to excitement and interest remaining high. LATCH will be a constantly evolving enterprise that will always have a rotating roster of tenants. The aim is that people use LATCH as a staging point before the commit and move into a bigger unit after becoming confident and successful. Ultimately, the tenants will always have a strong input into LATCH policy.

MORE ABOUT THE BUILDING
The first phase of LATCH will launch in summer 2020, with the new spaces available to a diverse range of creative and enterprising individuals such as a barista, graphic designer, illustrator and radio station.
The 4-story development utilises 29 Shipping Containers:
A) The top floor of 4 containers, and the roof, to be developed as a bar to be managed and run by Justin Rees
B) 17 letting units that can be flexibly adapted for high quality retail, services, or office space. These rented to independent and separate enterprise on an easy in, easy out, revolving door basis.
C) 4 units will provide access, stairways, lifts, toilets and reception/access areas.
Entry to the main building will be with an electronic key fob. Each container will be secured with a padlock. The site will have CCTV.
