Nothing would give me or my construction company Leicester and Leicester Ltd greater pleasure to help families around the country to get onto the property ladder without having to spend a single penny to do so.
WHO WILL BENEFIT
Everyone who is in full-time employment who are considered as living from hand-to-mouth, women suffering or trying to flee from domestic violence, low income families that are trying to get into workplace scenarios, students and many more.
WHAT WILL THE FUNDS BE USED FOR?
The funds will be used to either purchase land to build on or, to purchase dilapidated properties to renovate and turn them into the standard of a modern show-home!
HOW SOON DO WE NEED THE FUNDS?
We would like to start the project within the next 60 days or sooner if at all humanly possible!
WHAT THIS SUPPORT WILL MEAN TO THE FAMILY HOMES PROGRAM
The satisfaction we would get is that, not only will we be helping to eradicate the mortgage problems for many people and addressing real poverty issues but, we would also be able to train younger people to learn a trade skill, which naturally facilitates in:
(a) Contributing to making a better world for us all to live in
(b) Learn a trade skill, whilst being paid for it
(c) Giving young men and women pride & dignity and enjoy being appreciated by their respective communities
Leicester and Leicester is the construction company who will handle most of the works and will ensure that we will deliver a property to perfection to as many families as humanly possible because we want this project to continuously run.
HOW WILL THE SCHEME WORK
Very simple, we will contact families directly who are perhaps living in overcrowded situations who would like to buy a house of their very own but are unable to due to levels of income etc. We will select a family from our list and work down the list for everyone and as quickly and as professionally as we can.
HOW MUCH WILL IT COST THE FAMILY TO MOVE INTO A HOME?
Not a single penny!
HOW WILL THE SIZE OF A HOME BE DETERMINED FOR A FAMILY?
Very simple again, for example; our decent homes standard is worlds apart from that of any local authority in the country; what we believe to be necessary for a family, our government deems it to be a luxury. So, I could never work with the local authority using their methodology for their idea of a decent home standard because quite frankly it's an appalling and undignified standard!
Subsequently, if you are a couple with 3 children, then you will be entitled to a very modern 4 bed detached or semi-detached property in an area of your choice "within reason of course", that is to say, you would not be allowed to move to Beverly Hills etc. We are talking about being sensible and accommodating towards the demands and needs of the family unit that will allow a family to adequately grow over the years and restore dignity and a sense of family pride back in the home.
However to qualify for detached homes of a significant sized standard, you must show an ability to repay; additionally, it is also very much dependent of what finances are available in the pot, this does not mean to say that you would ever be rejected, it basically means you may have to wait that little bit longer before we can actualise your home.
Your children should have a room of their own each because little children do grow "apparently" and they do need their own space. So, they have their own space from day one!
Each family is based on its own merit there is no standard box that all families fit in, each family is unique with its own unique set of issues and it will be our role/duty to fashion a box that fits perfectly for the family in question!
HOW WILL A FAMILY ARRANGE A MORTGAGE WITH BAD CREDIT HISTORY?
The idea is to create an environment that will allow easy access to homeownership, each family is unique with their own set of issues, our role will be to remove the barriers that are preventing home-ownership.
A family will not be required to take out a mortgage from any high-street bank or specialist lending institution, because, there will be no mortgage on the property. A family will effectively pay back the company exactly what it cost to move that family into the home of their choice.
So, if for example, the property cost £150,000.00 to purchase outright and to renovate to a very high standard, then that is the only amount in which the family has to return to the company.
There is zero interest to pay and your monthly payments will be in line with your current affordability; this may result in the term of your Family Poverty Alleviation Donation (FPAD) to be repaid over a longer term than normal without it costing a single penny more in interest charges of any type and as you are paying your FPAD you will have an online account in which you can see all your payment history and what balance is left to pay on the FPAD.
So, if the total FPAD amount is £150,000.00 for a family home but the family can only really manage to pay no more than £300.00 per month, then the term would be spread out to accommodate the family's level of ability to repay. This may take 35+ yrs but, we are fine with that and so should the family be.
So, the maths would look like this:
FPAD = £150,000.00 divided by 35 yrs = £4,285.71 per year
Monthly payment = £357.14
Absolutely not a single penny of interest can be charged under this scheme FAMILY HOMES OPERATE WITH AN INTEREST IS FORBIDDEN POLICY!
Each time a payment is made, the "FAMILY" will be able to see the reduced balance so, for example when a family have made their very 1st payment, their account balance will look like this:
Original FPAD amount = £150,000.00
Payment Made on 01/01/2019 = £357.14
Remainder FPAD Balance = £149,642.86
Each time a payment is made it will be recorded and deducted from the outstanding FPAD balance amount and once the last payment is made, the property officially becomes the family's.
ARE THERE ANY PENALTIES TO PAY FOR CLEARING THE BALANCE OFF ANY EARLIER THAN THE STIPULATED TIME?
Not a single penny, if a family suddenly find themselves in a position to clear the FPAD balance within 10 years, then all well and good, we have no issue with that at all and genuinely wish them the very best of luck in so doing!
WHEN WILL THE 1ST MONTH PAYMENT BECOME DUE?
We understand that moving home can be stressful and it will take time for a family to settle in that is why we would like to assure that all families will not have to make their 1st payment until the beginning of month 4, that is to say that; each family will have a 3 month grace period to settle into their new home and new life.
WHO WILL OWN THE PROPERTY AS A FAMILY IS PAYING FOR IT?
Simply put, Family Homes and as soon as the FPAD is completely paid up-to-date, then the family officially becomes the rightful owner "that is if the family choose to buy the property instead of renting the property".
WHAT HAPPENS TO ALL OF THE REPAYMENT MONIES?
This keeps going back into the pot to help fund the next family's home under the exact same scheme.
WHAT HAPPENS WHEN THE FIRST SET OF CROWDFUND MONEY IS CONSUMED IN THE 1ST PROPERTY FOR THE 1ST FAMILY?
Very simple, as soon as the family have moved in, the original sum is gone! We then start the next crowdfund "of only £1.00 per person" until we have collected the required amount to arrange the next property for the next family and that may even be a higher or lower sum depending on the family unit we would be dealing with at that time along with any fiscal complexities that may also have to be considered to remove impediments for home-ownership; our aim shall always be to work with the family in the best possible way we can; we will not be consulting with credit reference agencies but may consult with your employer/s as to your position.
Eventually, it will become self-perpetuating and we will be able to get more and more families into homes of their own even sooner, the more we can generate in monthly repayments and crowdfunding objectives, the more we can give families meaningful hope, eradicate child poverty and give families a life that they all deserve! The Family Homes Program is not a one-off donation from everyone, it a continuous objective that requires continuous donations from the masses in order for the program to survive and eventually reach the masses.
WHAT IF THE MAIN BREAD-WINNER OF THE FAMILY HOME BECOMES ILL & UNABLE TO WORK?
Again, we are not a conventional body, our aim is to work with the honesty of a family so that we can work with such honesty in the best possible manner that secures everybody's best interest. We shall not be looking to turn anyone out of their home in genuine circumstances.
DO YOU ENCOURAGE OTHER BUILDERS TO DO THE SAME?
Absolutely and we want small high-quality construction companies from all over the world to create programs such as these that have more impact on the lives of people.
Unless "we the people" create the impetus we will not be able to create a self-perpetuating momentum that will make redundant the bigotry of lending institutions that are inextricably linked with the bureaucracy of Credit Reference Agencies.
We realise that we may not be able to get to everyone in their own "Adequate Sized" home within a space of 12 months but, we are confident that we can get many families into a meaningful and successful lifestyle and it something that indeed can be built upon very quickly as long as everyone participates in the program; only then will people truly establish the physiognomy of what we hope to accomplish for many families.
