Due to the Pandamic, a number of businesses was forced to close and cease trading and now we have a number of premises on our roads/street now vacant.
Landlord has the protection that rent will still be covered as most would have secured a personal guarantee, but on the flip side a number of leases would have ceased and now vacant and its difficult for individuals to take the risk to tie themselves for a number of years to a premises if the business does not take off.
I would like to start up a business whereby we can offer individuals very short term lease to give them the opportunity to test the market and see if there business is viable, which will make our high streets and roads busy again and opportunity to individuals not to have any regrets. If the business goes well then they can negotiate a longer term with the landlord, likewise if the business does not meet there expectations, then we can exit after the very short term lease is lapsed (6 months etc).
This also will be beneficial for landlords as they will get some rent and also potential to secure a new tenant, rather than waiting a period of time to secure the right individual/corporation.
The new business will pay a slighter higher premium for the very short term lease and once that timeline is lapse, then it can negotiate the new lower rate. the business will pick up the premium as we will have the book of landlords and also registered interested parties.
